Can you reuse my existing tiles?

Often, yes. When the tiles are in good shape and the problem is the underlayment, we can lift the tile, replace the underlayment and reset the original tile. We'll tell you after the inspection whether that's an option for your roof.

Why is my tile roof leaking if the tiles look fine?

Tile sheds most of the water, but the underlayment underneath is what keeps it out of the house. After years of Sacramento heat, that layer can dry out and crack even when the tile on top looks perfect.
